I have to say that buying my first home was so so so scary and overwhelming. I can't express enough how happy and grateful I am to have worked with Bill. He not only spoke to me in terms i understood but answered all my questions(and I had a lot). We looked at a home on a Sunday afternoon and really liked it. Our realtor called us an hour after we got home and told me the sellers had other offers and wanted to decide that day. So I called Bill on a late Sunday afternoon and he worked so fast to start and put together my application for and approval letter so I was able to put in an offer that evening. Bill was great. This was our 9th home purchases in 30 years, but our first HUD home purchase. HUD sales are so slow!!!! We closed late due to HUD delays, not due to any problems will Bill or our realtor. There are not enough good things I can say about William Roland!! I am a first time home owner, I whole heartedly believe this is due to Bill and my attorney. Without them I would surely have given up. As a solo practitioner with a lot of school debt it was very difficult to be approved for a mortgage for a long time. Bill Roland was referred to me by the seller's agent of a home (short sale) that fell through about 2 years ago. He spoke to me at length, looked at my credit, told me what to do to get approved, and was the only one of many banks that was able to get me a pre-approval back then. Although that home fell through, he continued to stay in contact and assist me through about 2 or 3 more offers... This year when I was ready to get approved again multiple banks were seeking to give me a mortgage. However, no one was as attentive, as persistent as friendly or as knowledgeable as Bill. Since I've met Bill I believe I put a bid in on 3 other homes besides my current home. For one reason or another they all fell through and none of it had to do with the ability to get a mortgage. Just when I was about to give up, I found the house I am now the proud owner of. Again on a spur of the moment I contacted Bill and said " I need a new pre-approval letter quick please". Without hesitation and I believe within minutes I had that paper! When I saw the home I knew it was meant to be my home. Four days after it came on the market I took it off the market!Well - this transaction proved to be stressful as I am sure are all home purchases. However this particular sale was fraught with issues including but not limited to the sellers not actually being the owners of part of the land. Long story...believe me. Many times I would call Bill with questions that should have been posed to others. Bill, however, answered as best he could and steered me in the right direction. Bill kept in contact with my attorney and they made sure everything kept going in the right direction. The issue was resolved because I had great people on my side. The mortgage part of this whole transaction went smoothly and was the least amount of stress for me. The closing date had to be changed multiple times due to the sellers. This sale was touch and go down to the very end. The closing date itself occurred 3 hours after it was supposed to because of fire alarms etc. In any event throughout the entire thing I always felt like Bill was there right by my side holding my hand. He had my back and always made me feel like no question was stupid or request too silly. He understands that this is a stressful situation for all involved and does everything in his power to lessen that stress and makes sure things go as smoothly as possible. I'm not sure if or when I'll ever by another piece of property but if I do, there is no one I will go to but Bill. I have and will continue to refer people to Bill and to no one else. He is top notch in what he does...so if you have a home to buy Bill is the man, I promise you!Thank you Bill, from the bottom of my heart!

My wife and I had initially contacted our then current mortgage company to start the process for a mortgage on a new home. Long story short, that lender told us that they could not accept my wife's income in the approval process. While their reasoning did not make sense to us, their decision was final. Our agent then gave us William Roland's information and told us that he would be able to help us out. After a phone conversation with him in which I described our situation and response of the other mortgage company he not only assured me that there would be no problem with my wife and I getting a loan, but he apologized for way the other mortgage company had treated us! From our first conversation, in face to face meetings, and via email, William communicated promptly and clearly what he needed from us and what he was going to do for us. At no point in the process did I feel like I didn't know where we stood and what what would happen next. In the end we had no problem getting our new mortgage through William, and I am typing this review from my new kitchen.
